When our Landlord Clients needed a retail Tenant, we were able to successfully negotiate a lease expansion for the existing Bootlegger's Footwear Center. The expansion included doubling the lease area to 6,000 s.f., and also included a complete remodel of the existing store.
A previous attempt to negotiate the lease expansion failed, in part, because there was insufficient understanding of the required construction expenses related to fire rating and wet automatic fire sprinkler protection and also a lack of how to turn that knowledge into deal numbers and tenant improvement construction cost per square foot.

This home had some serious wall flashing issues, resulting in sill rot, carpenter ants and the structure being compromised. We removed the siding, replaced the rotted framing members and went back with proper flashing, bituthane and then trimmed it all with PVC trim for close to ground contact conditions.
